Maintaining a long-term business relationship is often a tightrope walk, but MSM Interiors and JRK Property Holdings, a Los Angeles-based real estate investment firm, have mastered the act. Over the past 12 years, the two companies have worked together on JRK projects across the country, with the latest collaborations comprising three luxury complexes in three very different markets:Runaway Bay in Columbus, OH; One Webster in Chelsea, MA; and Venice Lofts in Philadelphia, PA. But with a common focus on value-add renovations and property repositioning, MSM Interiors has brought a distinct cachet to each project, creating innovative designs for game rooms, fitness centers, lounges, pools, and other building-wide amenity areas.

“We share a vision on how residents benefit from living in JRK-owned and managed buildings,” says Annette Jaffe, Principal Designer of MSM Interiors. “I understand what JRK is looking for and how to bring those ideas to fruition. Our mutual goal is to reinforce fun and functionality so that residents truly enjoy the amenities being provided.”
Runaway Bay, completed this past September, reflects a lively environment, in synch with its young, college-aged resident population. The fitness center, which overlooks an outdoor pool, has two decorative kayaks in orange, blue and yellow that adorn the entrance and set a high-energy tone. In the game room, pool table shaped as a shiny, red mustang serves as the focal point.

At One Webster, completed in May 2015, a state-of-the-art Wi-Fi lounge also has Apple desktop computers for the residents’ convenience. Adding to the tech-pop vibe, the fitness center revs up with an unexpected pop of brilliant yellow, adding pizzazz to Pilates.
Venice Lofts, which was completed in October 2014, highlights one of Jaffe’s signature elements: a vent-free decorative fireplace, which she has placed at the center of the residents’ lounge/library. Surrounded by book-lined shelves, mirrors and a host of colorful details, it adds an immediate, organic energy to the large room. In Venice Lofts’ game room, the prime focus is a sleek black and white billiards table that mirrors a black and white checkered carpet. This sophisticated ambiance is reinforced by a wood-paneled ceiling punctuated by skylights, and there are three massive wall-mounted flat screen televisions.

Adds Jim Lippman, Chairman and CEO of JRK Property Holdings, “Annette not only focuses on the design of the space, but how it will appeal to the residents. Equally important for us, she pays attention to the amount of maintenance that will be needed to keep a space looking good in the long run. These are the kinds of details that have solidified our relationship over the years.”

New MSM Interiors projects already in the pipeline with JRK Holdings include Eagles Point Apartments at Tampa Palms in Tampa, FL; TerraMar in Santa Rosa Beach, FL; and Cornerstone at Bedford in Stamford, CT.
